Property Manager

Purpose of Role: The Property Care Team are responsible for providing first class customer service provision to Landlords & Tenants, whilst providing co-ordination and administrative support to all regional branches in respect of property lettings and sales.
The Property Manager will be responsible for the ownership of their duties in terms of deadlines, detail and quality of work. They are also responsible for the management of their relationship between clients and customers together with branch personnel and must be able to manage the different and varying levels of demands and expectations from these parties.
Experience: A positive attitude and 'can do' approach is essential, Candidates also need to be highly organised, self motivated, flexible, dedicated and responsible. Attention to detail and accuracy are essential. This is a dual role encompassing account management duties together with the management of administration procedures. Must have the ability to communicate with people at all levels and have an articulate and polite telephone manner.
Salary & Benefits: Salary dependent upon skills and experience. Discretionary company bonus. Provision of a Stakeholder Pension Scheme. Contracted Hours of Work: Monday to Friday, 8:30am – 5:30pm

The sales negotiator role is all about people, you are responsible for matching people looking to purchase with the right property as well spreading the word about Gatekeeper and getting these potential purchasers to sell their property through us by offering the best customer service in the market place.
Of key importance is supporting your Regional Sales Directors in the marketing of our property portfolio and ensuring that our customer service is second to none.
So, what will I actually be doing?
You are in charge of the sales customers and as such are responsible for making sure that you have a fantastic relationship with them as well as a good knowledge of the properties you look after for them.
Helping customers with phone and email enquiries is the bread and butter of your role. Your biggest challenge will be to build strong friendly relationships, (in the most part over the phone), so being confident and friendly is essential.
Part of the role is to help manage the viewing diary so the ability to plan ahead an be super organises are crucial skills.
Constantly keeping your customers up to date will make all the difference. Whether it is calling house sellers who are eagerly awaiting news on how the recent viewings went, or speaking to potential purchasers about how their house hunting is going. There will be bags of opportunity to make the difference to there experience.
One of the most exciting parts of the role is negotiating the offers that come in on the property your are looking after. Striking the deal, recommending add-on services plus making sure that the deal will hold together by calling all the agents involved all helps make sure that the sales move to a smooth completion.
Reviewing the market trends with your Regional Sales Director to get the best results for your customers is another key part of the job. Planning and co-ordinating local marketing activity, enables you to demonstrate your creative side.
The nuts and bolts.......
In most cases you work 5 days a week from eight thirty to five thirty but some evenings will be necessary. You are required to work every other Saturday. Extra hours will be expected on some occasions.
This role is based in our head office in Witney, however some of your will be spent visiting customers or properties. For this reason, a driving license is essential.
Due to nature of the position, business dress is required at all times.
The Good…
You will enjoy an On Target Earnings (OTE) of between £20,000 and £25,000, and private health cover for you and your family. As well as this you will receive plenty of support and training in the role, and we will spend a huge amount of time on your own personal development. The bad…
There is a lot to juggle and you have to be super organised. The property market is exceptionally competitive and super hard work and effort is the minimum to succeed, it takes more than being fit to survive.
The ugly…
The role is hugely varied, one minute you might be meeting a vendor in the office the next completing a viewing with a potential purchaser or sat in a marketing meeting with the board of directors planning a local marketing campaign.
