Getting the valuation right is vital as this helps drive interest in your property. It's not simply a case of settling for whoever gives you the highest valuation, it's about trusting your agent to know the appetite and direction of the local market and give you an accurate valuation which means your home sells for the best price possible and in a timescale that suits your needs.

To ensure we get this right we have a Director personally complete your appraisal. They'll advise you on all aspects of selling to maximise your return and sell your property quickly. They'll take time to fully understand the property, to determine its key selling points, your requirements and ultimately, which buyers are likely to be a good match for it.

We recommend you consider:
- First impressions. Potential buyers make decisions in seconds, so it's important to present your home in its best light. Well maintained lawns, weeded borders and clean exterior paintwork will start viewings positively.
- Clutter. Put away coats, hats, dog leads and shoes to ensure that the entrance is clear from obstructions.
- The kitchen. It's an important factor in many property purchases, so de-clutter and give it a good clean. If your cupboards are looking tired, it may be worth giving it a relatively inexpensive facelift with a lick of paint and updated door knobs and handles.
- The bathroom. Another essential room for buyers, your bathroom should be clear of bottles, cans and children's toys. It goes without saying that it should also be spotlessly clean.
- Decoration. Your property's condition will set its price, so if a light refresh is required in certain rooms, it is usually beneficial to do this immediately.

Whether that is a no chain deal or the best price, we will offer advice to help you make your decisions.

Before putting the deal together, we'll check all the details to make sure that the sale has every chance of success, so that your time and energy isn't wasted. We keep your property on the market right up until exchange so that if anything untoward should happen that we have every chance of matching your property to a new buyer quickly.

One in three property sales in the UK fails to complete, so you'll have a dedicated Move Manager whose sole job is to make sure everything stays on track and fix any issues that could potentially slow or stop your sale. They'll keep you and your Sales Manager up to date throughout the process, right up until completion.
