Looking After You

Looking After You

For most of us, our property is the most valuable asset we will ever own and therefore finding an agent that you trust to look after your sale is of vital importance.

We understand that vendors want to find a buyer quickly, who pays the best price and who sees the process through to completion. Through working smarter and harder, we aim to make this a reality.

As part of our Customer First principles, our vendors each get a dedicated local Director and Sales Manager as standard, so you know your team has an in-depth knowledge of your property - as well as the local property market.

Appraisal

Appraisal

Getting the valuation right is vital as this helps drive interest in your property. It's not simply a case of settling for whoever gives you the highest valuation, it's about trusting your agent to know the appetite and direction of the local market and give you an accurate valuation which means your home sells for the best price possible and in a timescale that suits your needs.

To ensure we get this right we have a Director personally complete your appraisal. They'll advise you on all aspects of selling to maximise your return and sell your property quickly. They'll take time to fully understand the property, to determine its key selling points, your requirements and ultimately, which buyers are likely to be a good match for it.

We recommend you consider:
- First impressions. Potential buyers make decisions in seconds, so it's important to present your home in its best light. Well maintained lawns, weeded borders and clean exterior paintwork will start viewings positively.
- Clutter. Put away coats, hats, dog leads and shoes to ensure that the entrance is clear from obstructions.
- The kitchen. It's an important factor in many property purchases, so de-clutter and give it a good clean. If your cupboards are looking tired, it may be worth giving it a relatively inexpensive facelift with a lick of paint and updated door knobs and handles.
- The bathroom. Another essential room for buyers, your bathroom should be clear of bottles, cans and children's toys. It goes without saying that it should also be spotlessly clean.
- Decoration. Your property's condition will set its price, so if a light refresh is required in certain rooms, it is usually beneficial to do this immediately.
Marketing

Marketing

These days, Rightmove and Zoopla should be used as standard, however this isn't enough. To get the pick of the best buyers, you need to market your property to the widest possible audience. We place properties on all major property websites, along with our own.

To maximise your exposure and get your property seen, we rank in the top 3 (usually #1) for Google searches. This is crucial for success because the top 3 sites receive 61.5% of all search traffic and with Google owning 78% of the search engine market, we can make sure everyone is seeing your property. But we do even more than this.

Effective use of social media and our effort to keep in direct contact with our database of prospective buyers, using email, post, telephone and text mean that we cover all methods of communication.

Almost half of all property searches are made using tablets and smartphones, so we've optimised our website for use on these devices. Searching is smooth and simple, making it easier for tenants to find your property.

Having close relationships with large local businesses is important to us. We help many companies find their employees somewhere to live, which means we always have great people looking for available property.

Keeping a local focus is essential for success, as we have found that many buyers drive around their desired area to see what is available. Having a 'for sale' board outside your property not only increases the interest in your property, but also means that when a viewing is booked, the buyers will be able to find your property easily.
Viewings

Viewings

All the best marketing in the world is worthless if you can't get prospective buyers through the door.

With almost half of buyers only available during the evenings or weekends, a lot of vendors miss out on viewings because this is outside their agents' working hours. To make sure you don't join them, we focus our energy on weekend and evening viewings. We accompany all viewings so you don't have to be home.

Your Sales Manager will be friendly, enthusiastic and experienced in showing property in its best light. They have great local knowledge about schools, local conveniences and even what the traffic is like, so can answer questions about the property and the area.

We understand that it's frustrating to wait for feedback, so we'll always get in touch after a viewing to let you know how we got on. Additionally, you'll have a fortnightly update from your designated Director to keep you up to date with the market and our key take-outs from viewings.
Offers and Sales

Offers and Sales

An offer and the negotiations that usually follow are the most nerve wracking but exciting time for most of our vendors. We have extensive experience of dealing with this process, but never lose sight of the importance and impact this has. It can be a stressful time your dedicated Sales Manager and Director will look after you throughout the process and negotiate the best deal for your personal situation. Whether that is a no chain deal or the best price, we will offer advice to help you make your decisions.

Before putting the deal together, we'll check all the details to make sure that the sale has every chance of success, so that your time and energy isn't wasted. We keep your property on the market right up until exchange so that if anything untoward should happen that we have every chance of matching your property to a new buyer quickly.

One in three property sales in the UK fails to complete, so you'll have a dedicated Move Manager whose sole job is to make sure everything stays on track and fix any issues that could potentially slow or stop your sale. They'll keep you and your Sales Manager up to date throughout the process, right up until completion.
