From the moment the Sales team agree the let, your Property Manager will look after you, your property and your tenant. They will personally deal with everything from the initial credit checks the inventory, inspections and the checkout process keeping you updated. The most important thing in maximising your property's marketing is understanding how tenants search. Rightmove and Zoopla should be a given in todays market, however. we also use 26 other property portals, plus google search and social media (including Facebook, Twitter and Google Plus) as well as having our own dedicated site setup for smartphones and tablets. 38% of tenants search for property out of office hours, but we never miss out on a viewing with our unique online booking system. Applicants can view the diary slots in real time and book a viewing to suit them 24hrs a day (like booking a groceries delivery). We also specialise in evening and weekend viewings which maximises your property exposure and give you the best choice of tenants.
Getting good tenants
How do we ensure that we get you a good tenant, who stays for longer and always pays their rent on time? It's so important to us to get this right that, as well as credit checking and referencing, one of our Directors will personally vet the tenants, checking their suitability for your property to ensure every chance of a successful let.
To ensure you have all the information you need, our unique online accounts package forms part of our standard service. where you can review your accounts, track maintenance, update your details, as well as download gas certs, EPC's, maintenance invoices and tenancy agreements all in real time.
Contractor / Maintenance
We troubleshoot ALL reported maintenance issues to keep your costs down. When a contractor is needed, we use fully contracted, qualified and insured contractors. Your property manager checks every job in person, as well as reviewing all our contractors regularly for quality and price.
As proud members of both The Property Ombudsman and the National Federation of Property Professionals we are regulated by their Code of Conduct. Believe it or not this is not a legal requirement and many agents are not members, which means they don't have to meet these standards.
Our photo inventory is made up of between 150 and 500 pictures (depending on property size) as well as any highlighted items meaning more clarity, less disputes and more protection for you. We also take the utility readings for gas and electricity and update the providers.

We secure more viewings for each property by presenting your property in its best light. By utilising professional quality photographs and clear floor plans, prospective tenants can get a real inside perspective of your property. This is a one off cost as the photos can be used again and is a very worthwhile investment.
Automatic Rent Increase
Many landlords miss out on the opportunity to get the most from their property because when you manage your property yourself, it is easy to be distracted by day to day life. However each of our managed properties has an automatic rent review (like a health check), checking the rental return against the local market to make sure your property is working harder for you.
